BlueZone Labs achieves BREEAM Excellent

BlueZone Labs at the Leiden Bio Science Park has reached another important milestone. The project has successfully achieved the BREEAM Excellent design certification, confirming its position as one of the most sustainable and future-ready life sciences developments in the Netherlands.

BlueZone Labs will be a state-of-the-art life sciences facility (ML-I and ML-II) located in the heart of the Leiden Bio Science Park, Europe’s leading life sciences cluster. The project represents the first phase of the broader BlueZone Campus and will provide approximately 10,000 sqm of high-quality laboratory and office space for both single tenant and multi-tenant occupancy.

Sustainability has been embedded in the project from the outset. The building is being developed in accordance with ambitious ESG objectives and combines a high-performance building envelope with a fully fossil-free energy system powered by geothermal and solar energy. In addition, significant attention has been given to circularity, responsible material use, biodiversity, and the creation of a healthy indoor environment for occupants.

Achieving the BREEAM Excellent design certification underlines the project’s ambition to deliver a future-proof workplace that meets the needs of innovative life sciences companies. Flexibility, occupant well-being, sustainability, and user experience are key principles throughout the design.

The project is being developed in close collaboration with Base Investments. During the design process, extensive engagement took place with life sciences companies and future users. Their input helped shape a flexible building concept capable of adapting to the evolving requirements of the sector.

By achieving this certification, BlueZone Labs takes an important step towards the realization of a high-quality campus environment where innovation, sustainability, and user experience come together. In addition to BREEAM Excellent, the project is also targeting WELL Gold Certification, further reinforcing its commitment to the health and well-being of future occupants.

Construction is expected to commence in late 2026, with completion scheduled for the end of 2028.
