BlueZone Labs reaches major milestone: Environmental permit irrevocable
BlueZone Labs in the Leiden Bio Science Park has reached an important milestone. The environmental permit for both the building activity and the environmental planning deviation activity (BOPA) is now irrevocable. This clears the way for the realization of the project. Remarkably, the full process moved from preliminary design to an irrevocable permit in just 12 months.
BlueZone Labs will become a state-of-the-art life sciences building (ML-I and ML-II) in the heart of the Leiden Bio Science Park, Europe’s leading life sciences cluster. The project is the first phase of the wider BlueZone Campus and will offer around 10,000 sqm of high-quality laboratory and office space for both single and multiple tenants.
The project is being developed in close collaboration with Base Investments. During the design process, the team worked closely with life sciences companies and future users from the Netherlands, Germany and Belgium. Their input helped shape a flexible, healthy and future-proof working environment focused on innovation, sustainability and user comfort.
Sustainability has been a key focus from the start. Circular demolition and construction methods, reuse of materials and a 100% fossil-free energy system using geothermal and solar energy help reduce the building’s carbon footprint. The project is targeting BREEAM Excellent and WELL Gold certifications.
Construction is expected to start at the end of 2026, with completion planned for the end of 2028.
